N. Strabane OKs housing plans

North Strabane Township supervisors Tuesday night approved construction of two housing developments and a proposed third in the near future.
The supervisors first approved final subdivision and site plans for the Summerbrooke development, which will feature 31 single-family homes located off Poplar Street, and the Highcroft Preserve, a plan for 32 single-family lots on Route 519.
The board then approved a modification and conditional-use application by Bove Development Corp. for a proposed plan consisting of 52 single-family lots and four duplex units on 35.96 acres on McDowell Lane.
Bove now will be allowed to proceed with plans for Sunset Pointe that will only have one entrance and two types of dwellings. Township ordinances stipulate that plans should have two entrances and consist of the same type of structures.
At a public hearing last week, Bove explained that the plan’s entrance will be located on McDowell Lane. He said the only viable means for a second entrance would be to connect to Deerfield Drive, but that is not possible without violating the township’s right-of-way requirements.
Township manager Frank Siffrinn told the supervisors Bove has agreed to give the township $300 per lot, totaling more than $15,000, for an upgrade of the traffic signal at the entrance. The remaining money will be used toward the cost of a long-term traffic study being conducted by the township.
The supervisors also approved the following:
• Meadows No. 3 preliminary subdivision plan for a 6-lot subdivision located on Racetrack Road.
• Awarding the 2013 pavement maintenance program to Shields Asphalt at a cost of $940,710.57. Shields was the lowest bidder out of nine bidders.
• Awarding Waller Corp. a $9,945 contract to design a new parks and recreation storage/maintenance facility.
• Donating $1,000 for Canonsburg’s 2013 July Fourth Celebration.
