Heartland Homes to receive $252K, interest in land contract case

Heartland Homes Inc. of Lawrence, Cecil Township, received a $252,000 judgment in its favor, plus interest from Dec. 31, 2007, in a suit it filed in Washington County Court against Sean F. and Karen S. Randolph of Eighty Four over a sale of property that did not go as planned.

Testimony and evidence was presented at a non-jury trial before President Judge Debbie O’Dell Seneca. The judge’s order, filed Friday, stated that the parties agreed to the monetary figure.

The Randolphs owned a large amount of property in North Strabane Township, which they agreed to sell to Heartland Homes in 2005 for $2.6 million. The closing was to take place no later than Dec. 31, 2007. In the meantime, the parties learned that the land in question was within a swath of the Trans-Allegheny Interstate Line Co., known as TrailCo, which threw a monkey wrench into the proposed Heartland Homes development, according to documents filed with the court. Heartland sought the return of a $312,120 deposit plus attorney’s fees.
