County’s median, average existing home prices up

PITTSBURGH – The region’s residential market heated up considerably in October, according to the latest report from RealStats, which tracks housing sales in five Southwestern Pennsylvania counties.

Pittsburgh-based RealStats, which follows homes sales in Allegheny, Beaver, Butler, Washington and Westmoreland counties, said money spent on homes last month surged $58 million, or 13.5 percent, to $486.7 million from $428.6 million in October 2013.

Across the region, unit sales rose 6.3 percent from 2,655 to 2,822 last month.

In Washington County, which saw the average price of all homes rise to $182,456 in October, up from $179,645 a year ago, Realtors moved a total of 256 new and existing units, up from 217 in October 2013.

Total dollar volume for all homes sold stood at $46,708,776, up $7.75 million from October of a year ago. During the reporting period, the median home price in Washington County jumped from $147,000 last year to $165,000.

In the category of new homes sales, Washington County saw 27 new units sold last month, up two units from the previous October. The average selling price of a new home was $322,326, down $56,690 from the October 2013 average price of $379,016.

In existing home sales for October, the county saw 229 units sold, up 37 from the 192 sold a year ago.

The average selling price of an existing home stood at $165,965, up from $153,685 for October 2013.

The median price of an existing home moved from $128,500 last year to $141,500 in October.

The information provided by RealStats is based on recorded sales of homes, townhomes and duplexes with a price of at least $10,000.
