S. Strabane group opposes storage lot
Residents of Kingswood Court presented a petition to South Strabane Township supervisors Tuesday with a list of concerns about a proposed vehicle storage lot in their neighborhood.
W&W Realty Enterprises, Washington Ford, wants to develop a 2-acre lot on a 4.5-acre parcel next to the township’s municipal building. Residents say they’re worried about traffic, noise, lighting and a decrease to their property values if the lot goes in.
“I think there’s a better choice … to get more revenue as tax dollars,” said Kingswood resident Sherry Rohrbacher.
Dan Wind, Washington Ford general manager, said a lot would cause the least amount of disruptions to nearby homeowners. He noted that approved uses for the commercial C-2 zone includes a bar, restaurant, nightclub and 24-hour pharmacy.
“Ours happens to be the lowest impact possible, short of doing nothing,” Wind said.
The dealership filed a conditional use application for the lot on Munce Ridge Road under the advice of the township manager and engineer because a private lot intended solely for car storage is not addressed in the township’s zoning code.
No sales or service will take place on the lot and there will be no structures constructed there. The commercially zoned area abuts the residential area where Kingswood is located.
“Did you know what was up against you when you bought your property?” asked Supervisor Edward Mazur.
After a collective ‘no’ from residents, Mazur replied, “Buyer beware.”
The planning commission recommended approval at its July 7 meeting, and on July 26, supervisors tabled action. They voted Tuesday to again delay the vote and will discuss the matter during a future executive session. According to solicitor Dennis Makel, officials have 45 days from July 26, the closing of the public hearing, to make a decision. If approved, supervisors can apply conditions to the development.
The next board of supervisors meeting will be held Aug. 23.
