Newbury retail building nears completion
In a project that has been in the works for more than 10 years, the first retail building of the $450 million Newbury Market development is nearing completion in South Fayette Township.
The Gateway Shops, along Route 50 near the Bridgeville exit of Interstate 79, has had its first tenant, First Watch, begin interior design work.
“We’re really excited to welcome the Gateway Shops,” South Fayette manager Ryan Eggleston said. “It’s a great location. All signs of the building look first-class, and it’s a really great start to the Newbury plan.”
The township is gradually receiving building permit applications from other tenants, including Dollar Bank, AT&T Mobility, Five Guys, Noodles & Company, Yo Fresh Yogurt Café and Envy Nail.
With addition of an orthodontic office and another standalone building that is still available for leasing, the plans to move 84 Lumber from its Presto-Sygan Road location are no longer happening, Eggleston said.
The next step for tenants, following approval from the township, is to begin the interior work known as “fit-outs” that usually take a few months to complete.
If the schedule continues on the same pace, several businesses will open near the end of the summer.
“Our residents are excited,” said Eggleston. “We hear a lot of feedback about people looking for more shops and restaurants. We are really excited to be bringing that to the township.”
South Fayette is continuing to work with Horizon Properties of Southpointe on the future of the former Star City Movie Theater at Route 50 and Hickory Grade Road.
The all-encompassing project will eventually include 1.2 million square feet of retail, restaurant, office space and hospitality on the 300 acres that used to be a brownfield site. The rest of the acreage will used for more than 200 single-family homes and a 250-unit garden apartment complex.
That space will also plan to include a Courtyard by Marriott hotel, a dozen retail stores, many other smaller shops and several restaurants. The focal point of that space will be a Main Street-type town center.
“EQA’s plans are full-steam ahead to move onto the main site behind the Gateway Shops,” Eggleston said about Newbury development partner EQA Landmark Communities. “We are trying to convert that site you see today into an economically vibrant, mixed-use tax pay area.”
