South Strabane considers more development at Trinity Point
A developer discussed Tuesday the possibility of adding one more business at Trinity Point Shopping Center in South Strabane Township.
James Storer, vice president of Mosites Development Co., brought the request before township supervisors to develop about two acres of land on Trinity Point Drive, between Aldi and East Beau Street. Storer said the development, a bank or medical facility, would have a low impact to traffic.
Mosites already owns the parcel, which is zoned commercial, but requested a conditional use because the township has had an ordinance in place since the early 1990s preventing that parcel from being developed.
“Because I was involved from the beginning … I thought, ‘I’m going to give this one more shot,'” Storer said.
He said the plan could be a “win” for the community with the addition of another service, a win for the property owners in seeing the land finally developed, and a win for the township in additional tax revenue.
“I come hat in hand,” Storer said. “This is something that is totally in the township’s control. This is not going to make or break Trinity Point.”
Supervisors Tom Moore, Richard Luketich and Laynee Zipko expressed concerns with the potential for traffic to back up onto East Beau Street. They were also concerned with sight distance from the entrance of the proposed development to the intersection with East Beau Street, which Moore said is “already a nightmare intersection.”
The supervisors tabled the request with the understanding the township solicitor Dennis Makel would look into the legal issues involved with changing the previous ordinance and developing the land, which he said is under a restrictive covenant.
