Monongahela could soon add another mixed-use district

MONONGAHELA – The city is moving closer to adopting another amendment to its zoning ordinance.

During council’s workshop meeting Monday, Solicitor Todd Pappasergi recommended council consider adopting an amendment to the city’s zoning ordinance that would open up the Dry Run Road area for commercial and residential development. If passed, the zoning changes would create a new mixed-use district that will include single-family homes, multi-family homes and businesses such as small retail stores, offices and motels.

The proposed mixed-use district would extend from Dry Run Road (Route 136) to the Carroll Township line and from 12th and Chess streets to the New Eagle line.

Pappasergi will present a first reading of the ordinance at the council’s monthly meeting on Wednesday. After the proposed ordinance is advertised and posted, it will be sent to the city planning commission and the county planning commission for recommendations. Residents who live within the proposed mixed-use zone will also receive notices in the mail. Council will then have a public hearing prior to the second reading of the ordinance. Pappasergi expects that a final vote could occur at the council’s August meeting.

Council adopted a similar mixed-use ordinance last year near the city’s downtown area.

In other business, council members were informed that Chess Street will soon be repaved from Route 136 to Ninth Street. Once repaving starts within the next few weeks, work should be completed in about four days, said Mayor Bob Kepics. Residents who are affected by the project will be notified in advance about the exact schedule.

Council members also discussed adopting an ordinance that would prohibit large trucks from parking in certain areas of the city. Kepics expressed concern that motorists don’t have a clear view of traffic when they pull around the trucks onto the streets. Councilwoman Claudia Williams suggested compiling a list of places where truck drivers could be allowed to park their vehicles.
